The most common question asked when it comes to sealing concrete is what the best sealer is for a garage floor. While it may seem like a simple matter that has one answer, it’s not. There are a few factors that have to be taken into consideration in order to respond to this question.

These factors include the amount that you’re willing to spend, whether or not you care about aesthetics, if it’s something you’ll be doing yourself or if you’re planning on hiring a contractor, just to name a few. Once you have gone over these aspects, you can narrow the options down and select a sealer that is best for you.

Many people would agree that multi-coat epoxy and polyurethane sealers are the best because they provide customers with the three important elements that everybody wants; quality, durability and a great appearance. These sealers will provide your garage floor with protection while also making it aesthetically pleasing at the same time. Who wouldn’t want a floor that both looks amazing and protects against water, stains, oils and chemicals which every garage will come into contact with?

An added bonus to multi-coat epoxy sealers is that they are very hard to damage, scratch or chip. The sealer is very tough and can last up to 15 years! It is so durable that they are used in many commercial settings as well, including warehouses and restaurants.

While everyone would love to get their hands on epoxy sealers, it is one of the more expensive options, which is why they are not found in everyone’s garage. They also take time to install and unless you’re hiring a contractor, the job can be challenging. You will also have to let it settle. Four days is usually how long it takes to be able to start using your garage again.

If you don’t have that kind of time and require a sealer than can settle immediately, polyaspartic floor systems are an option that you can consider. It has the same great look and offers a protection level that is similar to that of epoxy. This option will allow you to start using your garage as early as the next day, however, that is a bonus that comes with a price as this too can become costly.

If you’re looking for an option that is cost-effective, epoxy paint kits are an idea you may want to consider. These kits are affordable, easy to apply and don’t require a lot of time to settle. The one thing you want to remember with this option is that while you will save on costs, you will lose when it comes to durability. If your garage gets a lot of use, this may not be an ideal choice.
